Successful and Growing Business Communities
From Aberdeen Proving Ground in Harford County to White Marsh in Baltimore County, St. John Properties has developed two major business communities located in the I-95 business corridor.
The GATE at Aberdeen Proving Ground is a 416-acre office and tech park located inside Aberdeen Proving Ground (APG) in Harford County that St. John Properties broke ground on just a little over two years ago. Since then, the company has brought nearly 600,000 square feet under roof, and has welcomed tenants such as Raytheon, L-3 Communications, CACI, Boeing, SAIC and others.
The GATE (The Government and Technology Enterprise) is a partnership among St. John Properties, the U.S. Army and APG. It is the central location for contractors and agencies that support the various commands on AOG (C4ISR, RDECOM, ARL, ATEC, JSC, and others). The GATE offers single- and multi-story Class “A” office space and single-story R&D/flex space, all constructed to meet the standards required by tenants and APG. Buildings are also designed for LEED (Leadership in Energy and Environmental Design) certification by the U.S. Green Building Council. In addition, all buildings at The GATE feature anti-terrorism and force protection design, which means that tenants can sublease to Army and DOD tenants.
To date, nine building have been constructed totaling 560,000 square feet, with another three buildings totaling 121,000 square feet under construction. Available spaces range from 1,000-square-foot office suites up to entire buildings. Approximately 1,800 employees work at businesses in The GATE.
The GATE offers government sector and non-government tenants unparalleled proximity to their federal customers. Located inside the Main Gate to APG, adjacent to the new C4ISR headquarters, The GATE is the only office park inside APG. On completion, the project will include up to three million square feet of space. The project also offers the ability to provide tenants direct connection to APG’s secure IT network. The GATE’s “preferred” project status provides direct financial benefit to APG.
Baltimore Crossroads at 95 is a master-planned, 1,000-acre community in White Marsh just north of I-695 in Baltimore County. Anyone who lives, works or shops in the White Marsh-Middle River-Essex area has witnessed the dramatic transformation that has taken place in this community, located on Route 43 just east of I-95.
Four companies (St. John Properties Inc., Somerset Construction Company, First Industrial Realty-Trust and Chesapeake Real Estate Group, LLC) joined forces a few years ago to develop a 1,000-acre site that was then one of the largest undeveloped pieces of land between Washington, D.C. and Philadelphia.
The project received a boost in 2007 when the State of Maryland completed a 3.8-mile extension to Route 43 that provided access to I-95 and linked White Marsh to the Middle River waterfront.
Today Baltimore Crossroads at 95 is one of the Mid-Atlantic’s largest mixed-use communities. The project supports over 6 million square feet, consisting of office, flex/research & development, warehouse, industrial, hotels, retail villages, and luxury apartment homes.
St. John Properties has constructed 125,000 square feet of office, 300,000 square feet of R&D/flex, and 50,000 square feet of retail space. All St. John projects are “green” buildings built for LEED certification.
Office: St. John Properties has constructed space for a range of businesses, from Fortune 100 to family enterprise to startups. They include Synagro (relocating its local headquarters into a 20,000-square-foot space), Danfoss Group (its U.S. headquarters), Social Solutions (relocated from Baltimore City), White Marsh Family Dentistry, the Essex-Middle River-White Marsh Chamber of Commerce, Amped Up! (a family amphitheatre), United Cerebral Palsy of Central Maryland (they consolidated two sites into this location), Trans Union, American Infrastructure, and others.
Retail: Crossroads Village Center is growing – Royal Farms recently celebrated the grand opening of its convenience store/fuel station/car wash. Other recent retail signings Zesto Pizza and Grill and Rave Fitness join Subway and Creative Nails & Spa. Business tenants in other areas of Baltimore Crossroads at 95 include BGE Home (headquarters) and Cimino’s Office Systems.
Residential: Arbors at Baltimore Crossroads, a 365-unit luxury market-rate rental apartment home community, opened its doors at Baltimore Crossroads in the fourth quarter of 2011. In addition, Ryan Homes is constructing residences.
